We are thinking of renting our farm (its all step hills all pasture) out to members only for hiking trails, walking, birding, photography, picnicing, and having a refresment/gift shop. This would be for members only and would be gated, for safety, with gromed trials, picnic areas. We have 680 acres and live 35 minutes from a population of about 159,000 people.
Does anyone out there think this would work, and would you suggest the memberships cost?

howdy....I would pay iffin ya had camping also....ya might also want to try getting together with someone with trail horses and venture into trail rides......make sure ya bombbard the tourist market!....can ask locals that make home made things suck as jelly,wood cut outs fer lawns,baby blankets,fresh fruit...things city folks would want to take home....now i wouldnt do just a members only thing....would charge a small fee for anyone willing to pay...say ya place the trail horses in a nice petting corral.....charge a lil fee for the children to feed them a bit...this can also work with sheep goats ect.....ya can make money and get the word of yer place spread around if ya work with the locals and also give them a chance to sell things in yer shop!....let me know how this goes...I think it's a good idea and hope the best fer ya...start small and expand out.

I wouldn't pay a membership when I can go to a state park, national forest, or similar area for free or at most a couple bucks a day.

Should work very well. There is a camp ground- recreational area nearby me. He started off years ago with little camp sites and just kept growing. Now has full service camping facilites, trails, pool, history museum, tractor shows, car shows, and various festivals. The 300 acre farm it is on has been in his family since the 1700's and still farms it.

We have a couple of farmers here in our town who tried just that! They got very tired of picking up the trash and putting up with folks who demanded too much for so little. Also the Insurance coverage was very steep!
Very careful research is the order of the day for this enterprise I would say....and count on dealing with some of the most stoopid folks on the face of the earth too. Good Luck!!
