The wife and I looked at an old farmhouse here in Erie County, PA. It was old but very well kept up. It sits on 5 acres, and includes a HUGE 13,000 sq ft barn in excellent shape. Unfurtunately the rest of this farm has been subdivided...lotsa fancy houses sitting back behind it. Anyway, the owner will finance too. If you are interested in this area I could look it up for you...see if its still for sale.

Looked in the newest realty magazine and it is no longer listed, sorry! It probably sold pretty quick. It was a nice place but not enough land for us. The barn itself took up most of the 5 acres (or so it seemed).

SM,

If your talkin personal mortgage, that's a smart move. That's the only way I buy land or property, and wouldn't do it any other way. It helps the seller caus he can hide the income, and the buyer by not having a lending institution loan record. You can buy from a loan institution, but I'd stay clear of them. They record everything.
If they could get it in the bible, they would.

A lot of the old farmers like it that way as it gives them a side income to supplement their retirement income for a few years. They get the money in bits at a time, far from the raven-noors
eyes.

It helps you out too if ever you need more land you can use him as a reference for another buy and keeps everything under the table.

You would need a small down payment to start
but you can shop around for the going int rates.
You then can allow yourself a point or 2 under
the current rate and make up a mortgage schedule
they sell as freeware you can run on your computer. Then you can get a lawyer to make up the papers.

Single Mommy, Where in the country do you want to go? Any particular requirements; amt of land, stores nearby,public transportation,etc.
We have an old(130 yr +) 5 bedroom brick farm house with 3+ acres, duel fuel heat (electric & wood) ,large garden area including 2 raised beds, dairy barn, fenced pasture, fruit trees & lots of cedar & pine at the perimeter possibly for sale. It's located 4 miles from a small community with a population of 545, that's where the schools,gas,hardware,feed mill,cafe,library,butcher shop/locker & 4 churches are located. Nearest larger town is about 40 -50 miles away with a college,major stores,etc. Friendly people, I really miss the area. We raised all of our own meat,eggs & vegetables when we lived there.
The house has been sitting empty for 3 yrs since we got transferred out of state. I know it will need alot of repairs & probably some major cleaning but if you're interested we could probably work something out
Minneapolis/St Paul MN is approx 80 miles north west of the 'farm'.
