Check with your closest USDA office....specifically talk to the person who is the CED (County Executive Director) and he/she will completely explain this program to you....and all implications/options YOU will have if you purchase the property in question.

That is the advice from my wife who has been a CED with the USDA for the past 19 years. :^)
