Thanks to all who pulled so hard for us, apparently, it worked. :)

Last night, Ians dad came over and we had a nice supper together, had a real nice visit. We would never ask, even though he has the money, for that down payment the guy wants out there on the 31 acres. Well....he offered. It will be coming out of Shelbys college fund account. Since we don't have to pay the guy a lump sum, since he wouldn't agree to that, we will be able to put the 28,000 right back into the college fund account as soon as the house we are in is sold. It basicly is just giving us the flexability to do what we need to do now.

I found out, there is a disclosure letter. We will be getting a copy today. When someone lists with an agent, they have to fill out a disclosure on the property, so that is good. I told the real estate agent its not going to affect our buying the property, but we need to know what needs fixing, BEFORE we move in there, and fix it.

I also found out why the guy was being so stubborn about everything. He never wanted to move, and I have to say, I can't blame him. Turns out his WIFE, wanted to move back to town. We all make choices.

So, anyway, we are going out there today to get the disclosure letter and to reevaluate the property. We are taking a video camera and a notepad so we won't forget anything. Mainly we are surveying the repairs so we can get an idea of what we need as far as materials and such.

We are also getting the power cut on out there to check everything out. Found out the place is on county water,so that is a plus. There is a well, but it hasnt been used in two years, but it was working last they used it. Looked to be a new pump. He only used that for his garden.

So, things down here in Georgia are going well. :) The weather is going to be sunny and 60 today, a good day to go tromping around out on 31 acres. :) Y'all have a fine day, a very fine day, I know I will. :)

I am so happy for you!!!! You have been on my mind alot.
My husband and I are in a similar position in that we want to move to the country so bad but we are having some issues with the house that we are living in. We will not be able to buy some land if we can't sell the house that we are in and get our equity out of it. The problem is that we owner financed the house that we are in and the owner decided to take off and go back to Russia where she is from. The house is in her name so we can't sell it. We do have a contract that shows that we paid her fifty thousand dollars but I don't know what good it is going to do us. You could say that my husband and I are very stressed and we just want it over with so that we can move and settle into the country life that we crave so bad. I did not mean to dump this on you I just want you to know that I could feel your stress and I am so happy that it worked out.

Kelly...Such great news...Know that you are excited...I sure would be...We were up from 2:30 to after 4:00 am, the punks that moved in above us was riping and whooping it up on ATVs...Woke us up...needless to say we are tired this morning...We get up at 5:00 so the night was short...MAtt is going to try and take a nap but I just can not sleep during the good to sleep at night...Well enough of my complaining...I do not want to ruin your joy...again I am so proud for you!!! God is good and he answers prays even if it is a no sometimes...KAtG

That's great news. Now get you a good real estate attorney to represent YOU. Have them look over all the financing paper work. That owner financing can get pretty tricky. They don't always play by the same rules as the bankers have to.

big things are well & septic. up here those 2 things hafta be up to code by seller before they allow transfer. wells have 50-ft minimum depth, if abandoned the hafta be cemented etc.

Aw shucks Maam, twern't nothing. But we're happy for you just the same. I sure am glad you don't have to unpack all of those boxes before you move. Just shows what an optomistic person you are. Now, I expect to see some photographs of you plowing with a forty dollar mule afore summer get here.....gfp

suggestion. Please have your water checked, I think the loan co will require you do that. I wish you the best in your new adventure.

No loan company, going to owner finance, but, yes, we will get the well water checked, but since its on county water, we will use that until then. :)
