Michigan is expensive- about $3K an acre here in the 'sticks'. 100 acres or more may drop to about $2000 an acre. What is land cost where you live?

Farm land values in NA are based on the quality and location, and usually, not geographic location.

Marginal lands in any state can be had at a lower price. Might require a couple of years bringing it up to your needs. These lands are usually under priced because the huge agribusness
are taking up the better soils.

A few states have land values based mostly on recreational and speculation. But even they have
lower prices is sparse ereas.

I might add 'in the sticks' means far away from a large city. In the suburbs of Detroit an acre can cost $100,000. On a Lake, $250,000 an acre. I wish land here out in the sticks was more like $500 to $1000 an acre- not happening in this state unless you buy a rock field & six feet of snow in the Upper Peninsula of Michigan. One good thing, property taxes are quite low here 'in the sticks'.

Right where I am in west-central Maryland, about 5 years ago it was 2,000-3,000 an acre.

But right now with the sudden growth from the cities, farmland is going for more like 10,0000 or more an acre for good flat land and seems to be climbing exponentially. Seems it is much more profitable growing houses than milk and hay. Just got my tax assesssment, and it went up by half again in less than 3 years.

$3K an acre...or between $2K and $4K....which is high for E.TX....but nothing compared to western Oregon...a house on 5 acres near Portland (within an hour)will cost you about 400K or more...and that is for a normal run of the mill house....Portland and Seattle outskirts(only have to go a few miles to find forest) have shot thru the roof in the last 10 years... We are now in the process of buying a new place on 12 acres with a house and Pin and Oak woods for $65K....not working out on our 25 acres...sad to say. Wife's folks are planning to put a mobile home on 3 of the nicest acres of our place, out in front of I put the 4sale sign out front this's pretty bad when your wife's parents are so nasty and complaining that you can't stand to be around them anymore...wife can't we're gonna let them live in front of someone else...they were getting it surveyed today when we told them we were's bad when you can't wait to get off of 25 beautiful acres, just because of relatives...we'll be 7 0r 8 miles away and won't have to see them any more...was going to post this tommorrow....all the work I've gotten done here...and now I've got to go start over again...and I'm gonna have to clear at least 5 acres of Pine right away before spring gets here...and spring gets here darn early in East Texas...should get good money for the trees...doing the deal on the 12 acres in 4 or 5 hours...I can't believe that my wonderful and caring Dad is dead, and my wife's nasty, whiny, complaining dad is 10 years older and here driving us out of our home(used to be his property, and they can't find another place they like, so they are coming back to live here, and there is nothing I can do about it without bringing down the wrath of their other kids on us....except move. Makes me sick to my stomach...and my wife is ashamed of her parents, cuz they went back on their word to move into town and get out of our off we go to start from scratch on 12 acres...should be give you an idea of what my wife's parents are like...they have lived here for over 30 years in this town, and have NO friends to speak of...really...none. Her dad doesn't have a nice word to say about anybody or anything...and constantly is insulting us and everyone around. I've put up with them for my wife's sake, but I am more...I'll keep everyone informed on the new 12 acres we are getting...I guess 12 acres is better than none...but 25 would have been sweeter. We will be even more off the beaten that is a plus already. The 12 has good county road frontage on a less busy road....but there will be alot of extra work...for a half disabled 40 year old, especially...Lynch

500.00 to 1,000.00 a acre for 20 to 40 acers in size. Larger places closer to 500.00 a acre with view of the mountians this is in Eastern Washington. I gave 39,500.00 for our 40 acres but it had a 28 gal per min 350 ft well, leveled building site & drive way and a 9 acre lake on it with a view of the Cascade Mountians. Mark H.

A building lot here in northern Maine runs about $7,000 to $15,000 an acre depending on how desireble. I see farm or wooded lots that have been cut (say 40 acres and up) going for $500 +/-. I found 57 acres with 14 acres pasture and 40+ acres wooded with southern exposure for $27,000. It is EXACTLY what I wanted for a house lot but it took four years of searching to find it. I figure I have a couple of house lots available for my two boys should they want it. I happened to find it when the previous owner was going through a devorse and had to unload it. Now I know I got a pretty good deal, but in 1991 he paid $12,000 for it, and in 1982 the guy before him paid $ 4,000. In the mid 70's the same guy paid $600 for the 50 acre wooded lot next to mine. Sure beats the heck out of my tech. stocks!!!!

I'm 50 miles southeast of Denver, CO and 40 acres down to about 10 acres are in the $120,000 to $150,000. In our county developments with lots under 60 acres have to put in roads, electric and phones. So any buildable rural lot under 60 acres is about the same price, don't know about regular suburban developments. If you're looking at "ranchable size", big enough to run some cattle you're looking at 400 acres minimum, starting at 1,200 or so an acre for dry land with no irrigation. Adding water rights and or irrigation wells will easily double that.
