I read that as " when I open the air valve I get
air ". But forty pounds seem high I didn't see
where any one said your presure switch and tank preasure have to be set together . If the tank preasure is to high your water will stop for alittle while before the switch will kick on the pump .
If the tank gets water logged the blatter is leaking . If you got water out of that air valve it's leaking but I'm thinking you would have to turn the tank upside down and then open the valve to see if there water then .
I had a well-rite blatter go bad . So I know they do . It started to get water logged
