Small Farm Prices

Was wondering what are prices of small farm 20-50 acres run in southern Va/NC border areas. Looking to relocate.

i bet you are from new jersey? (sorry my little joke) like most things it depends. 80 ac. of cutover that has to buldozed and is remote $600/ac. 20 ac clean could run you as high as 60,000. this is no joke, three ac next to my farm, double wide company splits the land into 3 lots puts a double wide on each and sold the acre lot at 20,000 (thats for the land only double wide was added to that cost.) we live in southcentral virginia (halifax county) we've been losing jobs for the past 15 years. unemployment is around 11 to 15%. so bring your own money. oh by the way the land around here has never had a paying crop, except tobacco. so unless you are into speciality crops (blue berries, black berries) i hope you have better ideas than our highly paid agricultural consultant. whats happening around here is big farms with timber are bought by one of three speculators. they sell the lumber and divide the land as best they can and resell it. so it ends up being a couple of good roadfront plats, then a bunch of cutover plats. any other encouraging info i can give you?
