I have a tenant in a duplex i rent out that told me during the application process that she has breast cancer.. she tugged at the heart, needed a oplace to get away from an abusive boyfriend,,yada yada.. claims to be taking chemo once a week....

Anyways, she alledges she takes chemo, still smokes, drinks wine and none of her hair has fallen out... Needless to say I am 90% sure i was lied to....but there is is still 10% unsure. Before I call her bluff is there anything i could ask that would elicit a response to convince me without a doubt she is a lying scoundrel? Oh, she said to the upper tenant that there are bad people out there that are giving her cancer. me thinks she has a mental illness. This, to me is the lowest of low...

Your state probably has specific landlord-tenant laws that outline what you, as a landlord have to do and also what the renters have to do. You REALLY need to be familiar with those laws, so you don't do something that is prohibited and having that cost you LOTS of money.

If your renter is paying her rent and not damaging the property, she probably can stay there, assuming your laws are the same as those in my state. If you have any doubt about your understanding of the landlord-tenant law, by all means see a lawyer. Even if that costs you a little money, it might save you a lot of money as well as hassle.

I have known people who, for reasons I really don't understand, often tell lies. It is pretty hard to believe anything they say, since they lie so often. But I don't think that the lies would be grounds for eviction.

Her smoking in the building may or may not be something that could get her evicted. But I doubt that unless she was notified that it was a non-smoking building when she signed the lease agreement that it could be enforced.

My uncle had about 50 rental units at one time. I remember him talking about some of his renters. He charged fairly high damage deposits and carefully documented how much he had to spend to get apartments ready to re-rent. He very seldom had to go to court, either to evict tenants, or to decide just how much of the damage deposits should be returned to the former tenants. My uncle was mostly concerned that the renters always pay the rent. He had some tenants that stayed for many years, and he always wondered why they just didn't buy a house, since the payments would have not been that much different.

Good luck with your renter...but don't get in trouble.

Well you have to decide - money is the issue.

Find out the law in your state, and do what you have to do. There are folks who take advantage of a kind heart. And I know it hurts but take care of your family first and go from there.

If you can afford to give them slack, okay.

But if not - you've got to be tough.

Family first. You have to understand I'm a marshmallow. But take care of yourself and family. That's the sad reality. And as much as you would wish to do something different, do what is most important.

Not all cancer treatment patiance lose their hair. the wifes current cancer treatment is one that she does not lose her hair, her first round of treatments she lost all of her hair.

I have a single mother with five kids and she still owes half of August rent and so far nothing for September. I guess I'll call a lawyer on Tuesday and start the eviction procedings.

Don't landlords require a security deposit equal to one month's rent? Doesn't the lease spell out cause for eviction if it should come to that? I don't know how much background check is allowed where you are (like job, source/ income, etc.). Mark. Oh yes, in an ideal world, LL treats tenant fairly AND vice versa.

Ken, Ken, Ken, man you are like me, a push over
with an oversized heart. I have had rental
property for years and had to give it up due
to feeling sorry for everyone and trying to take
care of the world.

First treat your rental business just as it is
"a business"
Second: Leave your feelings at home.
third: Tell your tenants what is expected of them
right off the bat and you will not stand for
any less and that you will evict if need be.

YOU HAVE TO BE A REAL HARD NOSE AT ALL TIMES.

I can't count how many times I've been shafted
or count how much money that is still owed to me.

I have a rental and have not had one person that rented it tell me the truth about anything. The tenant now is a habitual liar and I try not to talk to them. I can't stand a liar. I always assume liars are thieves too so their not someone I want to have a conversation with. My wife dealt with breast cancer but she didn't go around advertising she had it. You could tell she had cancer when she was bald.

she said she collects ssi disability approx $800/mo. for the alledged breast cancer. she hitup churches for sec deposit,and has been in there since july 1 and pid half of august and is late with september. oh in 1990 she was a model and sheis trying to get back in the modeling biz, ay age 46!!!!yeah right!!!

psa level? That is a good test to test her.. i will look up what psa levels are so i dont seem like an idiot,,,, thanks for the input

PSA is a test for prostate antigen. Hopefully, she has no prostate. If she does, something is wrong with her far beyond cancer vs. liar.
